The lakes of the North Georgia area provide a spectacular outdoor playground offering endless opportunities for families to share relaxation, recreation and adventure against a pristine backdrop of uncrowded natural beauty. Owned and maintained by the Tennessee Valley Authority (TVA), these reservoirs provide some unique benefits for property owners. For example, you may actually own as opposed to leasing the property as with many other lakes maintained for power generation. The TVA also employs a streamlined process for 26a construction permits on its reservoirs (see more at tva.gov). And, while seasonal lake level fluctuations may occur, the TVA does attempt to maintain a "full pool" during peak recreational months.

Blue Ridge Lake The crystal waters of Blue Ridge Lake make it one of Georgia's most picturesque mountain lakes. The 3,290-acre lake and surrounding area boasts over 90 national forest campsites, several boat ramps, a full-service marina, and public swimming and picnic areas. On Blue Ridge Lake, only about 20% of lakefront property can be developed. The Forest Service owns and manages the remaining 80%, helping to ensure good property values.

Lake Nottely situated near the town of Blairsville is a 4,180 acre lake with 106 miles of shoreline. Originally built by the Tennessee Valley Authority, for the purpose of flood control and power generation, Lake Nottely serves numerous purposes. Recreation areas provide opportunities for boating, swimming, fishing, picnicking, and camping.

Lake Chatuge Sport fishing is popular at Chatuge, both in the reservoir and in the Hiwassee River below the dam where concrete weirs have been installed to provide a steady flow of water and to increase oxygen levels for fish and other aquatic animals.

Carter's Lake Since the completion of the original dam in 1977, Carter's Lake has become popular with fishermen, hikers, mountain bikers, and campers. Today the lake, deepest of all lakes in the state of Georgia, boasts good fishing and beautiful views.
